From Brooklyn to the Burbs: What Still Feels ‘Worth It’ in 2026

There’s a very specific conversation I keep having right now with buyers coming out of Brooklyn—smart, thoughtful people who are no longer just asking “Can we afford this?” but “Does this actually feel worth it for our life?” That shift has changed everything.

In places like Maplewood and South Orange, the answer is still a strong yes for a certain kind of buyer. Not because it’s “more suburban” in the traditional sense, but because it offers something increasingly rare: real space without losing personality. You still get walkable streets, coffee shops where people know your name, and a direct train into the city—but now with a backyard, a dining room, or just room to breathe.

At the same time, buyers are more discerning than they were a few years ago. The urgency is gone, but the clarity is sharper. In towns like Montclair, Millburn, and West Orange, homes are still moving—but only when they align with what people actually value now: condition, layout, light, and a feeling that the home won’t require a major life overhaul the day after closing.

What’s interesting is that “worth it” has become very personal again. For some, it’s the extra bedroom for a growing family. For others, it’s a yard that finally makes weekends feel like weekends. And for many Brooklyn buyers, it’s the realization that they don’t actually want more hustle—they want more ease, without giving up access or culture.

Even in places like Summit, the equation has shifted. It’s no longer about simply moving outward—it’s about moving intentionally. The homes that win today aren’t necessarily the biggest or the newest; they’re the ones that feel like they already understand how people actually live.

So when I think about this market right now, I don’t think “slow” or “fast.” I think selective. And in a selective market, the homes—and the towns—that win are the ones that deliver a life that feels meaningfully better, not just different.

That’s still very much what’s happening here in northern New Jersey.
